🔎💦 leak of the week 🔎💦Brief: Elderly customer informed of a suspected leak after the water meter with no signs of internal water damage. When we arrive at any customers property we always try and get as much information about the situation as possible to help our investigations. The customer was extremely anxious about the situation but from our conversation a very key bit of information was picked up, a new water meter had recently been fitted and just after that point was when a suspected leak had been reported. With this information in hand and experience of finding many leaks at water meter connections, the internal stop valve was islaoted and the water meter checked for flow. Water was noted to be passing by the meter indicating a leak to the incoming mains supply. The supply was then pressure tested to confirm a pressure loss and gas traced with the leak found just after the meter chamber. A thorough investigation was then carried out internally to confirm no further leaks, with none found. Needless to say a very happy customer with no further worry about potential damage inside the property. A detailed reported was then supplied the following working day.#theleakdetectioncompany

🔎💦 Leak of the week 🔎💦 25 radiators with 3 underfloor heating manifolds and a pressure loss of 1 bar in 45 minutes. When the brief reads “ Farm House and Barn with no signs of water damage” it’s safe to assume you may be up against it. Fortunately, not much equipment was needed for this one, but it highlights the importance of a good visual inspection and a pragmatic approach. The leak was repaired and retested to confirm no further issues with advice to better insulate and protect the exposed pipework to help prevent any further problems. Another happy customer for The Leak Detection Company. 😊

🔎💦 Leak of the week 🔎💦 Amongst the many leaks found this week, the repair on this one was the trickiest. The customer was informed of a suspected leak due to higher water usage. When entering the kitchen the sound of running water could be heard but the kitchen taps were off. The kickspace under the kitchen units was removed revealing a leak on the incoming main. The 22mm pipework was sandwiched against the heating flow and at the back of the unit. Fortunately the end kitchen unit could be removed to allow for better access to complete the repair. The damage pipework was removed and replaced, with a pressure test carried out to confirm no further leaks. A detailed report was then supplied to the customer the next working day for insurance purposes.

🔎💦 leak of the Week 🔎💦The customer was informed of excessive water useage by their water company and had started to notice signs of water damage to the kitchen walls and skirting. The damage was suspected to be down to the drainage run that was located nearby that occasional blocked and backed up with heavy rainfall. After a visual inspection, the testing process started. Firstly damp profiling of the area was carried out, followed up with a thermal imaging survey. This showed high levels of moisture in the area along with a heat anomaly just under the fridge freezer unit. With a suspected leak on the domestic hot supply, a pressure test of the hot and cold pipework was carried out with an immediate loss of pressure to the hot. Gas tracing then followed that confirmed the presence of a leak under the fridge freezer unit. Different options for a repair were discussed with the customer leaning towards a bypass to avoid damaging the kitchen units. A full detailed report of all testing and recommendations was supplied the following day. Another happy customer 😀

🔎💦 Leak of the week 🔎💦 • Central heating leak, with a pressure loss of 1 bar over 6 hours. • 18 conventional radiators throughout. • Small signs of water damage to an external living room wall where central heating pipework was suspected to run. • No thermal heat traces could be obtained due to the suspended floor construction but damp readings were present. • Gas tracing was carried out with no consistent readings found. As damp readings were found but the gas traces were inconsistent the customer did not want the floor accessed. Instead, the pipework supplying the living room radiator was accessed and isolated in a more discreet location, behind a washing machine, with the client asked to monitor the pressure. The next day the pressure was reported to have held, indicating a leak on the pipework supplying the living room radiator. Sometimes breaking the system down is the next best thing when an exact location of a leak cannot be pinpointed.

🔎💦 Leak of the week 🔎💦The customer was informed of high water usage by their water company with no signs of internal water damage. Pressure testing confirmed a leak inside the boundary with gas tracing and other testing used to identify an area where the leak could be located. The suspected area was accessed with a leak found to a section of lead main suppling the cold water storage tank in the loft. The damaged pipework was removed and replaced using universal transition couplers to join onto the lead and complete the repair. The mains was then retested to confirm there were no further leaks and the floor made good. A detailed report was supplied to the customer the next working day with advice to speak to the water company regarding a leak allowance which will hopefully help with lowering their water bill. ✅

🔎💦 Leak of the Week 🔎💦Tricky find this week. Flat to flat leak with the neighbour below reporting water leaking intermittently through their bathroom ceiling. Ocasinally the leak would not happen for up to 3 weeks and then drip, drip, drip…..After finding what was thought to be the initial problem with damaged silicon seals allowing water to pass under the tray, It was decided getting invasive would be the next step to rule out any further issues within the boxed-in area. We do love a boxed-in area. With a section of tile removed the main issue was clear to see. The burried waste pipework from the shower had perished allowing water to leak into the screeded flooring and the concrete slab whenever the shower was used. Not only did it leak with the shower was in use but it also leaked when the flats connected to the soil pipework above, used any of their bathroom services. It would appear to only drip below when multiple people where using water collectively.
